@Patrick Menefee Yeah I was actually planning on going to that REI but I got wrapped up in some prior plans. 

In the process I ran into some shady contractors and some good ones.

A business type dress shirt and nice pants should suffice to be taken seriously.Have some business cards made up and hand them out as you meet people there.At first just focus on meeting everyone there and finding out what they do vs trying to get them to work with you.Plan on going to as many meetings as you can regularly over the year.Then after you see them a few time ask about helping them, and if you have to spend a lot of gas money doing something for someone, ask them to cover it.Just my thoughts,Good Luck!

I have been doing this a while and have a mgt entity so I do deduct ongoing education and subscriptions.

Many real estate businesses are launched with the intent of both investing in real property and earning on going servicing fees to pay day to day expenses and salaries and accumulate capital to invest.

Im pretty sure ill be limiting my options for tenants with such a small property but will this be a ongoing issue for me going forward?

@Javier Beltran - I’d invest your savings/Capital ongoing in index funds or if you’re really really aggressive, as private money / joint venture / profit share in someone else’s fix and flip in your current hometown that’ll 100% get sold before you need to buy a home.

There are several opportunities to complete your 1031 with a replacement that defers the tax and gives you the ongoing benefits of real estate but is totally passive. 

You would have ongoing filing requirements with the State and would need to keep business records and documentation.
