I have been looking at the properties on the MLS and so far the best I could find, in north Saint Petersburg (North of Central Avenue) is something like this:Triplex on 27th Ave NorthAsking Price: $179000PI: $684Taxes: $125Insurance: $200Water, Sewer, Trash: $225 ($75 per unit)Vacancy (10% of monthly rent): $190Maintenance (10% of monthly rent): $190Management (10% of monthly rent): $190 TOTAL EXPENSES: $1804Projected monthly rents of $1900Monthly Cash Flow: ~$100 !!

The further you move north from Dade county, the lower the number of foreigners....and it drops off pretty dramatically, at the Dade-Broward line and again at the Broward-Palm Beach line.

These trees grow fast and seem to be pretty whimpy in strong wind:  shortly before buying the house the tree lost a limb set and in our recent north texas storms we lost another (fell into the street blocking nearly the full road).
