The larger property would be able to fit in both the Small Balance Program and the conventional program, however the smaller property would make a lot more sense in the small balance loan program.

I know excitement is one of the most dangerous feelings in real estate -- but man, is it tough to not get excited when you run the #'s and finally one makes sense :)Financially, we can't handle 10% down for duplex, closing costs, fees, inspections etc. - so we're going FHA and thus will have to occupy one of the spaces.

What it said in that book really made sense to me but at the time I thought there was no way I could do anything about it to start changing my financial life while I was in college so I put it aside amid 22+ credit semesters of college and working part-time jobs, while also always being rehearsal for a play or musical as a theater major.
