With RUBS, you keep on file with "us" the number of occupants in each unit and send us your master water/sewer bill as your receive it from the provider each billing cycle.

I will be doing 9/15-5/15 next cycle to get an extra month of rent out of the year for both.

When the property owners get frustrated they offer to “help you” get out of bad situations and we just don’t like that because it just seems that they don’t want to manage homes, they just want to keep a cycle going of buying and selling so their brokerage can keep busy but that’s just our opinion from what we’ve observed and experienced.

I guess some operators only presents their successful  investments and stay mum about the failed ones.At one property that went full cycle for a 50k LP investor there was another 17k in cash calls.

one of my partners bought two of these in 2012 ish I think at the bottom of the cycle for just over 100k each 4 plex they were wrecks he put about 60k into each.. and the cash flow or cash Faux was so spuratic he just donated them to his foundation.. now not every one has a foundation like he does .. but he did much better on the 150 to 170k SFR's he bought at the time.. they doubled and the tenants actually paid.. this is rough stuff so got to be careful..  

Different asset classes cycle at various times.Right now I see 2 years or so left for buying strip centers at great pricing.

So far we are ahead in this cycle, 2021 will be interesting. 

I'm also assuming that the accessors from the city are not going to be too aggressive with tax increases in their 3/6 yearly audit cycles.

Here is an investing tip.The best investors are always in an "acquisition mindset" and don't stop looking for deals, no matter the market cycle.

Cincinnati is undervalued too, though a better price performer this cycle.
