That is something I am working on as well as someone who has started his own business and feel very confident I can problem solve I find it tough to pass on things like real estate investing and deal finding but often times that laser focus by focusing on your business can make everything else grow tremendously by allowing others to fuel their fire by working for you in what they do best.

I intend to do some flips and I am presently learning other techniques such as the BRRRR method and house hacking.

If they weren't going to be on the loan, I still wanted a legal way of including them since we're all equally investing in this property, I think adding them to the title/deed solves that problem.My other concern would be the implication of buying a second home for myself. 

I feel we could buy at least one property per year with the turn key out of state method.

@Ryan Hamaker I also do investing in Tampa area and interested in hearing about your method for partnering/raising cash for down payments.

Communication is important and can solve a lot of problems. 

For example, if you are looking to scale your portfolio with the BRRRR method but cant find deals that are discounted, could you do upgrades to the house (new front porch, kitchen, bathrooms, extra bedroom, finished garage/basement etc)?
