Again I can't speak to how much intrinsic satisfaction you get from your work, however - building something from scratch, or re-vamping something real and tangible that has a big impact on a community I'd think might provide a more meaningful day to day.On the pure financial, per above - let's say as an example you could create 200k-250k worth of net worth (less liquid, sure) per year - producing 30k/year income at year 2.

The developers need both economies of scale and top-end rents to make the numbers work.Post some more details, location and your financial breakdown, and the community will help you walk through whether this is actually a viable plan.

I also have ideas of building a town home or rental community but there is a lot of work needed with talking to the city, environmental study, financing, low income vs not, etc.

@Aaron Farr I know many people in the BP community use Expensify to scan receipts.I'm biased, but Kitt is a great option to track all your income & expenses and toggle by property.Otherwise Airtable can help make your spreadsheet easier to use, if rolling your own still works best.Hope that helps.

Deal or no deal Its a property in myrtle beach arv is around 145K they want 90k but negotiable it was flooded in the storm they completely gutted it and sprayed all thats left is to rebuild 2 beds 2 baths it's an A or B neighborhood gated community the seller says they want an honest offer but doesn't want to be robbed.

My thoughts -- There's a ton of stuff you "could" do; whether or not you "should" do it will depend on some market factors.Mainly, will more curb appeal elevate rents to a level that they will create a positive ROI?
