@Alan Dunlap Hey Alan, A transfer to an LLC will trigger the clause and should therefore be avoided, even though banks are hesitant to ever foreclose as long as the note is being paid.

I wouldn't go through HML and then refinance, that would just be a lot of unnecessary costs (unless the property is unlivable now, but that doesn't seem to be the case).You mentioned some of the DP funds need to be transferred, so do it now, and wait 60-90 days.
