I've considered a cash out REFI, but I don't see the value in paying closing costs and losing 3.75% of my income if I don't have an exact place to put the capital.

Thus we will only lose money on renters who would have paid the full $110 per month.

The reality is people practically never pay more so while you lose flexibility you force paying down loans.

@Brian Burke really clarified this for me a number of years ago on my podcast (How to Lose Money). 

When you fire them, you most likely lose your cleaner, lose your listing and your bookings.

Maybe there is a way to refinance some of our properties into a portfolio loan to pull cash out, but then we could lose the STR licenses from the cities since they usually require the homes to be in a person's name, not a company.  

I was scared to continue in real estate after getting a deal and losing it because I the team and education I had didn't help me. 

Sure it's easy to not lose money if you buy and hold and never sell a property.
