What you may be best off doing is offering to partner with an experienced investor, with you bringing some knowledge, while they're bringing experience to the table, and offer a slice of the pie (typically the bigger piece, or 50/50 since you are a newbie) and they'll bite, as they're not yielding time, possibly money, but rather their wisdom and experience alone!
