Mashvisor is another tool... relatively less expensive than airdna ..it works off similar algorithms and will at the very minimum give you a heat map of occupancy rates & even rental numbers.. you will have to go to the town and click rental comps to see a picture of the existing rental properties and sort by distance or even number to get a fair idea of what others are getting in the vicinity .. add and top it off by searching calendars and occupancy on Vrbo and airbnb sites

Although STR can seem sexy and the potential to make more than a long term rental, you also have to consider the start up costs...furnishing, linens, plateware, small appliances, washer/dryer, baby gear, decor, pictures, curtains, televisions, games, routers, professional photos etc etc.Hope this helps a bit, not trying to talk you out of it, just food for thought.

Ive heard of others just submitting a picture of a check with their offer, is that acceptable or would the agent just say the offer is null unless funds are in escrow?
