We removed a wall between the kitchen and dining room, updated the kitchen, gutted both bathrooms, paint, refinished hardwood, updated plumbing and electric and did an unbelievably large amount of landscaping (English Ivy AND Honeysuckle...c'mon!).

Removed all the wall paper and painted the entire house, remodeled the kitchen and updated various places of the house.

The issue is that I am planning to buy the property under a new single-member LLC that would also be treated as a disregarded entity for tax purposes (let's call the new one Wall Street LLC).If the ownership of Wall Street LLC and Main Street LLC are exactly the same (both 100% owned by me, the sole member), does the sheer use of two different LLCs risk triggering any tax obligations or breaching the 1031 code?

Fantastic way to waste money.

Doing it the opposite way will likely waste time and money, and require you to find a unicorn lot for you predesigned build.If you strategy is to build to rent, than you should focus on that.

You might get someone who will literally tear up your whole place....bust holes in the walls...tear the door off the stove...knock the fridge over...LOL...or anything.

If they have never done a MHP loan, don't waste your time. 

From the agent's perspective, though, I understand the risk and unwillingness to "waste" time if you aren't sure a buyer is truly serious. 

I am confident that my wife and I can retire on a reasonable income within 3-4 years through investing in real estate since our 9-5 jobs provide an exceptional amount of capital as long as we don't waste it.
