Attend your next REIA event (probably virtual) and ask for referrals there.

This goes for virtually everything you do in a house. 

Owner occupant financing, multi unit so move in one and renovate the rest to rent and live virtually free.

Virtual wholesaling couldn't be easier with today's technology.

I suggest you start attending in-person or virtual meetups.

I know most are virtual but I would still like to attend to start becoming more involved in the markets neighboring me and becoming that much more educated with investors doing what I am planning to do!
