I ask this because as much as I'd like to give total responsibility to the old tenants, the system I use for background checks and all is cozy so I'd either have to provide my old tenants access to cozy or I'd have to screen the leads that they attract myself and then approve the good ones and relay that to my tenants.

The numbers look good, but I'm curious what type of tenants this will attract.  

I don't know anything about Woonsocket, I drove around and really didn't see many things that make the city attractive.

In the end I would be open to both and go with the deal that is most attractive from a cash on cash return perspective.

Look for states that are Landlord-friendly (another way of saying they have fair laws and don't treat Landlords like criminals), growing population, attractive to businesses, good tax structure, and a strong education system that will keep tenants in place for many years.
