“Depletion or depreciation” on a tax return are “paper” write offs... meaning you didn’t actually spend “cash money” to get these deductions.

As long as it is in decent shape, I usually leave wood paneling alone if it is in a lower rent place.As soon as you paint it, you spend the rest of your time fighting all the nicks and scraps.
