Sounds like you might be making some good money, so I would use this time before family/kids come along and get your snowball rolling quickly and aggressively.

Under contract with a public builder and ran into a delay (due to close last November) when the city administration completely turned over and changed course at the exact time we submitted our DA. 

It sounds like multifamily is what you are really after, so ditch the wholesaling!

This is an old row home, 1900's era that has been "completely renovated/rehab" property.

Sounds like he's trying to rip you off.
