Aren't they short terms where you have to pay back the money in a 5 yr period? 

The long and short of it is that it's more about what you're after in an investment...a transaction is a transaction...really doesn't matter where you are.

We had been "househacking" or renting our old condos before that. 12 months ago, we paid cash for our current rental (because we couldn't get a loan as a result of a recent short sale). 

If he fails to pay, apply his rent payment towards the unpaid repair and then he will be short on rent, which is cause for eviction. 

I really just want to learn whatever I can in short.

I have considered going that route, but am mainly focusing on short term rentals right now, purchasing and managing, for myself and others.
