I don't post for points.I like discussions,answering questions,and learning new things myself and how other areas of the country operate and do deals.Some people are more bloggers and others like forums more.I can tell you if you simply share knowledge that is accurate and true you will pick up connections and business using Bigger Pockets.A lot of people read a post and then contact you privately.They do not want to be in the public eye and I respect that.

I don't really need basic lessons in screening tenants, just looking for perhaps a perspective I haven't thought of.I have multiple applicants for 2 apartments, 8 applicants altogether, and 5 of them have credit scores 700-749, 1 of them has credit score 750-799.One of the applicants with a credit score of 700-749 was the first applicant.She has excellent job references and qualifies income-wise for the apartment but barely.She will be going from $200/mo with a roommate, to $675 for a small 1BR apt, so it's a big jump.She has no pets and seems very nice, is respectful and quiet.She is a naturalized US citizen.She works two jobs to pay her way and was going to school for accounting.

If possible I would like to source a block of land which has an existing dwelling that could provide an income stream I have studied council bylaws to learn about zoning and sub-division requirements in each respective zoning category, become familiar with the local council resources including looking interactive maps that show precedence for re-zoning approvals.

In some respects I feel like I'm tripping over myself, meaning that the "problems" I'm facing are not real problems at all, just a lack of insight into exactly what my possibilities are.
