Bad sign is owners saying waiting for my rent, not answering phone, etc.

Purchase price: $200,000 Cash invested: $65,000 Owner-financed purchase of home on 12 acres outside of Eugene, OR with long-abandoned 3 bed, 2 bath century farmhouse.

No vacancy, no turn over costs, no PM effort on the unit for owner occupied unit.  

Imagine I “owner” defaults.

Well, this clown was unaware I was the owner, so he actually called my other number.

How does that work when I'm a one third owner of the partnership that would be the new 100% owner of the LLC? 

There is a one car detached garage at the back of the property.I'm an absentee owner that rented this home out for 11 years with a management company and now I'm in the process of renovating it.When I'm done with the project in a few weeks, I would like to 1031 exchange it into another cash flow property possibly in Indianapolis IN, but I'm open to other active markets.
