I would start messaging all the big players on BP in your area and asking for references.

Distance to Disney is also a VERY big thing when it comes to purchasing here, usually I like to say a home in a resort, less than 25 min to the parks and themed is the bread and butter here.  

I understand that each deal may change as the players are defined and the amounts are determined for each player.

You can lend to me at any interest rate but as soon as I offer any percent of the profit it gets regulated.For decades everything has been set up to create large 'barriers to entry' which keeps small players out and keeps big players doing well. 

There are a handful of "key players" and most of the top performing brokers already have deep relationships with those investors.

So in communications for closing.....I always consider buyer, seller, lender, and title/escrow as the main players.

Also, would recommend plugging into local meetups in your focus area to start meeting the players and accelerate your practical education.

Reputation is important to players, and no one wants to be known for the person stealing a deal.

We could get something on the ocean beach or in a coastal town, along the Puget Sound or San Juan Islands, on a secluded lake, in a resort lake town, in the mountains, out in the woods, something in wine country, somewhere in sunny Eastern Washington. . . we could buy an existing home or a large piece of land and build a cabin (or three); the possibilities seem endless right now, which is causing my head to spin.I am very much looking forward to starting on this journey and learning from, and contributing to this site.

Tenant lives in a fairly new SFH that has been thoroughly cleaned and everything broken repaired prior to tenant moving in.What is your strategy to politely let the tenant know that this is not a luxury hotel or all inclusive resort ?
