hello everyone, over the past couple of years we have purchased two single-family homes and also built a guest house on our property.

Personally, I just communicate with my tenants that we keep the HVAC (in florida so rarely need the furnace) above 68 degrees at all times, and that it is best to keep the HVAC above 74 degrees during the hotter afternoons where the ambient temp is in the 90s.

We see this type of situation a lot with REIs and I've experienced this myself as an REI.Keep personal personal and business business as far as entities, ownership of assets, and financial accounts go. 

I am a very hands on person and am picky about my own contractors/ repairs.

@Amby BhagtaniI personally look for population growth in affordable markets where there is stock of multifamily properties I could potentially purchase.

They are looking to expand by either acquiring or leasing more houses.

I am originally from UK and after 6 years I now qualify for funding and I am wanting to house hack a multi family (seems like a cheat code as it isn't an option on a residential mortgage in the UK) but the issue i am finding is the low inventory in my area (6 listings within 20 mile radius of Danville VA) and nothing that i think i can make cashflow well / or seems like it would rent to a decent caliber of tenant. 

This list is just one of many data points that can help identify areas.This is a 500 ft view, you still have to drill down into neighborhoods, streets and specific houses that will work well as a STR or Vacation rental (not just an airbnb).I look for higher end vacation rental properties above and beyond what people call airbnb's.A room in someone's house can be an "airbnb" after all.I love the new Vrbo commercial with Nick Saban.

From what it looks like it's the same person who responds to your email at 3 in the morning and it appears that this person may be oversees, I could be wrong but that's what it appears to be.
