I have done a lot more research and read numerous books on the topic of buy and hold real estate investing and I am looking forward to learning a lot more from people on this site and further my education any way I can and I am excited to starting a business in real estate investing.

You don't owe any other explanation than that (unless you made promises or guarantees of some sort in the beginning). 

Just search numerous apps multiple times a day (realtor, trulia, Loopnet, etc) and have a local agent forward you properties that meet your criteria.

I have prepared numerous real estate tax returns and done accounting for real estate investors over the years.

*Explanation of cash flow & financing*While it's not great cash flow, the 0% interest for 6 months won me over.

Agree with Adam Craig that while you might not find numerous opportunities on the MLS the first time you look, they're out there. 

While pest control will hopefully be able to narrow down the source of the infestation, the most likely explanation seems that an apartment (or several apartments) around us are already infested and that we are getting the overflow.
