We are at the end of the Lease only we have the right to extend, the landlord is not honoring, can he simply lock up the doors, or does he have to run this through court to have us evicted...We do not have all of the luxury as a Residential renter, but what rights do I have.

In my opinion it shouldn't be about the price of the rental (although cash flow is the goal) adding "luxuries" such as washer/dryer/refrigerator/dishwasher will most likely find you the quality renter that you would want in your property.

Most good leases will simply terminate unless the parties do something, usually in writing, or by virtue of other action (i.e. accepting payment beyond the lease turns it into month-to-month).

Try to have the mindset of a hotel manager at a luxury hotel or a top airline; very friendly and polite, but the rules are the rules.We have to re-trail our new tenants often, because they come with some "bad behaviors" from a previous bad landlord.

It's one of the issues listing agents have to deal with all the time, to level set them that the sky high price of the market might not apply to the dumpster fire they've abused the past 20 years to where a buyer would have to spend serious $$$ to fix it up.I get the luxury of representing buyers (investors) more, and if a listing agent cries to me about a lowball I just say suck it up buttercup, get me counter if it's low, bye for now.
