Good thing for me on these 3 it went from the 1st hands straight to the buyer so they were caught since they were family or person who works in same firm..I want Prequals or POF letters with buyers names and I then follow up with a call to the banks and make sure these people are legit.

In fact, personally, I wouldn't even classify it as an investment, but really more as speculation, and few are willing to lend money for the purpose of speculation (at least not for reasonable terms).Nothing really wrong with it, but similar to going to the casino, you have to bring your own cash in most cases.

No idea about your state but the two things that tend to trip up basement ADUs when they are trying to go “legit” are adequate emergency exits ala windows and ceiling heights. 2nd means of egress?
