I don’t know about IL, but many states require you to provide details on how the security deposit was used.

They both offer Inspector Due Diligence inspections as well, basically a toned down inspection that looks for specifically problematic/expensive items... but they don't necessarily test every outlet and switch.

As far as the seller wanting rent, that could be them getting the security deposit back if that is not detailed in the contract.

Do you pick line item by line item yourself, hoping you captured everything?

I asked that they take care of most of these items, which the team agreed to, but with there now being a tenant renting out the property (this wasn't the case at the time of the inspection), my guess is that it's going to take some time for these things to be addressed.
