I highly recommend checking and verifying IDs.

If you’re going this route, make sure the PM company is under the same roof, the rehabs are quality and they aren’t selling to you above market (appraisal price).

People said prices were out of control and way too high in 2014-2016 (you can find many threads on BP about it). 

As for house-hacking an existing quad, only putting 5% down in this high interest rate environment will almost certainly mean you won't be "living for free" as is the point of house hacking.

I know you are eager to acquire more doors with as little capital as possible, so you probably don't like my advice: sell them both and buy into a higher-quality neighborhood.

However, upon transferring it back to your dad, the basis is not relevant anymore.In the end I would highly recommend you reach out to a tax professional here to get this sorted out.

I would just communicate that you strive to maintain a high quality property and charge under market prices.

However, due to crazy high rates and housing inflation, I still live in this house.

I agree with the sentiment of "you must be highly organized." 

From lots of experience, Zillow may cost more, but the leads are much higher quality!
