I've heard of instances where I've seen the investor do well long-term and some where the investor has been able to build and sell or just hold and eventually sell if new developments are coming up in the surrounding area.

I'd add up all of your costs including vacancy, repairs, maintenance, insurance, HOA fees (if applicable), etc before deciding.

I would just say be ready for some ups and downs all the way until closing because there's a lot of moving pieces until you finally get clear to close. 

Digging up this old thread to see if anyone is currently investing in Reno/Sparks, now that the Gigafactory is further along.  

That is more for short term than mid term, but if you can throw an extra dryer in the basement, that really speeds up laundry. 

After 2-3 days you will receive a call from Planning to pick up your drawings.  

The only caveat is maybe if you have property management set up that can handle it all, it becomes their problem to manage.I'm in the residential world, so take what I say with a grain of salt.

I'm not familiar with CT...here in NC, if a buyer agent is experienced and knows their market, they should pick up on when a property is "under-priced" to get more attention.
