If they are asking for a new washer but the old one works fine, maybe tell them if they want to put their own in, you'll agree to remove yours for them, but they would be responsible for any damage caused from their installation, operation, or removal, and they'd be expected to take it with them when they leave.

Also, if you have any damages that you need reimbursed from your insurance, will likely be declined if they think anyone was growing, even if it wasn't the source of the problem (gives them a way out of paying).
