As it's my understanding AZ is a community property state, you could treat the 50-50 husband-wife LLC as disregarded and file Sch E under Rev Proc 2002-69 instead of a 1065 to save compliance costs.Talk to your tax CPA/EA and attorney.

I want to ensure I don’t do the wrong thing  Deal 1: Duplex selling at 150k in a stable community with rentals bringing in 750-800 a month per unit.

Bigger Pockets Community,I got lots of great advice on my first post yesterday so now I feel I owe the community information in return.

I live in a small community where property is a bit more affordable but its quickly changing into a growing community.

I'm mainly posting this one to get more eyes on my plan and see what the BP community can offer as advice.
