Probably conventional investor loan is your likely choice, but some chance you might also use DSCR loan.

It was known before closing due to the tenant mentioning it, the same time she mentioned the window was broken into the seller dropped the price to compensate.

I have all my bids and estimates from my subcontractors so I'm getting really close! 

There's pro's & con's to both choices.

Our goal is to close on a 10-30 unit building by the end of the year. 

The better option is for the Seller to pay your closing costs.

I have always been a stellar tenant, always recieve my deposit back never ever have left any place I've resided at without making it look like it did or as close to when I received it.
