(Kelowna BC) and actually found the process to be quite a bit easier than going through the teeth pulling exercise here in the states.there are a lot of non recourse lenders for foreigners buying in the states.. rates are higher though since its non recourse.

write it off and move on.. from what I understand contractors in TX there Is no license required so nothing to chase there. unlike here in Oregon were they have to be bonded..
