Does a quick call constitute a billing or is an occasional answer part of the representation (don't abuse it)?

They occasionally come up to do dishes but otherwise have the means to do all of their cooking in their own space and they have their own dishes, pots and pans, etc. 

Asking your tenants about the property management performance occasionally is also a good idea.

Last time we sprayed it was 7 years ago - roaches still walk in occasionally (it is Florida after all) and are dead in 15 paces.You can also buy roach bait.

And occasionally a backup occurs in between those routine snakes.

Occasionally you can find a deal inside a condo complex, but I rarely do.  

While you are correct that you have to deal with the occasional crack head, I’ve made more money in San Bernardino than any other city and not just on a percentage basis.

So, by occasionally staging for others, it essentially pays for the furniture.

I occasionally do this with rentals but we are talking about prior to a coat of paint and rug cleaning.

Over my past 25 retail sales, I've averaged nearly $25K in profit, so being conservative is working.I've hit $40K+ profit on two projects ($145K and $165K resales), I've hit $30-40K profit on 6 projects (resales from $95-175K), and have only come in less than $15K on two projects (my very first flip was one of them).So, I really like the methodology of shooting for "singles" but being conservative enough that they often turn into doubles and triples (and maybe an occasional home-run, depending on how you define it).
