Putting the property under either structure activates the clause in my mortgage contract where the bank calls back the loan. 

I have clients that are actively seeking out of state investments and I want to be prepared to provide a quick and well informed answer.

This has proved very convenient for me as she's able to get me info on properties very quickly, but she doesn't work actively as an agent, as she is also a full time appraiser, so I don't want to bother her to sift through the MLS for me all day long, and I'm more than willing to help another agent get paid if they can bring me a deal worth doing.

Best bet is check with an attorney and take a look at the local laws along with the rpl and rpapl.

This is my neck of the woods so I will be watching to see how much activity there actually is in there! 

Definitely a completely different animal than holding and actively managing income producing properties but as we get older I think the desire for TRULY passive income becomes more important and diversifying always is a good thing too!!

I was an active member of BP years ago but my dreams of being a buy and hold investor were put on hold when I was burned in a business investment once I got out of the Navy.I have mostly recovered. 

For now start with active marketing.
