I had already planned on grandfathering any animals in as it just didn't seem right to me to try to charge for that and I wouldn't ever dream of making someone choose between their home and their pet due to inability to pay the pet deposit and monthly fee.

Also on the pet thing, even if we do not explicitly sign-off on tenants having pets, sometimes visitors (even tenants) can bring animals in without us knowing 100% there haven't been any.Thanks for your advice,-Rick.
