We have never had a tenant that was able to produce any factual data that supports their concerns. 

You really want to have your contract approved by an attorney even though California doesn't use attorneys for transactions.

I have a similar background (but am much older) and did not start growing my own personal portfolio till I was closer to 40 and in less than 10 years I could sell all my real estate and retire if I wanted.

PAL rules have a curve that drops to zero at $150k of combined income for couples.

OOS would work if you have a solid contact in that area though but yea dealing with strangers is going to end up in hassles unless you get insanely lucky! 

I already had all I needed to build  I fully understand what you are saying, however this was not relayed to the Architect at the onset when the documents were created, therefore it's a change.

never heard of them looking at their website they show the owners etc.
