I was one of the four original investor to raise capitol to get the loan for construction.

I was able to talk to the owner and I ended up buying his property and keeping the original tenant.

To help in your search:be sure to find an accountant who is willing to grow with you, and is not too high priced fee-wise.

For example, where I live in IL, there's an automatic 5 day grace period before a fee can be charged.

Have you run all your numbers, with gross rents for 8 months a year, minus all expenses, minus a big property management fee of 30% (and they should never charge for owner blocked time unless you are asking for cleaning, services,etc.)

I have 1 SFH in Macon GA that originally started out as a section 8 that I  bought from another investor then it went sideways.

It would be very easy for him to file a lawsuit and without a full and complete inventory of what you have, how do you refute the inevitable accusation that he had some prize art/antique/original Nintendo, or whatever in the mess?
