We transitioned into hotels a few years ago and really enjoy this business.

On my normal work income, how do I get approved for a new loan, find renters for my first house while I'm purchasing my second, and make that transition to then being a first time official landlord?

Like do you want to go full time as fast as possible or transition slowly?

I know of a real estate investor who transitioned away from resales to buying new homes for the very reasons I mentioned. 

I want to keep the tenant, enforce the rules in their current lease, and make the transition to me as the new owner as simple as possible. 

While I would like to start by investing in smaller flips and BRRRRs deals (1-4 units) in the meantime then maybe transition into some pop-tops (since they require plans and are a little more construction heavy) before I get to that point, my question today is about basically about the credentials needed in order to get into the medium and larger development?

After checking out your account It seems like you've gotten a great start into RE investing, I'm a bit curious as to how fears transition from the beginner stages of REI through to the advanced stages.

The problems are recurrent and at this point I think the effort I am putting into managing her could be better put into managing the property myself until this lease is up, then I will transition to a property manager in town that I have first hand experience with.
