You'd be just shy of any of the fourplexes that you'd really want to own.I'm not certain about being able to trade up to more units in a year or two.

That fear has created largely volatile trading in both the stock and bond markets.

This is grey area (so you trade one risk for another), and I would not pursue this without consulting an experienced accountant specializing in real estate.

And of course a few of our clients are heavy into section 8 so other than the co pay  issues they are not too affected ( although specializing in section 8 is a skill set for sure).

For the past couple years I've been in the CNC & conventional Machining trade and I plan to continue to stay in this field as I do like the work and pay..

Now it's just trying to apply the skills I've read about.

My problem is a combination of lack of knowledge and lack of time/skill.

I have analyzed Economy indicators and data of the region and I don't see a strong employment growth, but given that this area is closer to the Mexican border, there seems to be a steady commercial activity associated to trading  and import/exports of goods all year-round.     

There are trade offs with section 8 and that varies not just by the city your investing in but it’s  neighborhood and the block and it’s radius your looking to buy.
