Have you compared amenities in these units vs properties at your target rents?

.$200 a door is a good target but less is fine if you see potential for increasing rents or reducing expenses within a year.

I am looking to network with some wholesalers, agents, or investors in order to get some more insight on the area before choose the farm area(s) that I would like to target in order to do buy and hold properties.

The new mayor said that 2% growth is his target, but he doesn't expect to hit it.

As I am a newbie, I try to get involved and control the costs as much as possible. (2) My initial( and possibly naive) plan is to buy a house with $30K in cash, spend another $15k to  $20K on rehab, with the targeting APR value to be 80K or above.

The property would actually rent for closer to $900/mo which is 1% of the purchase price, a rough target I have been looking for in every property that I've been considering. 

I was targeting the foreclosure notices, expired listings from my wife's access and homes I saw driving around town.
