Your best option may be to ask a property manager in the area as they will know the law, and you might want to use them anyway given that you would be investing at a distance.

I normally wouldn’t be interested in Eugene as an investment market, but my husband is starting law school there in the fall and we don’t want to move the family there so we’ll move to Portland and buy a property in Eugene where he can stay a few nights a week and rent out the other rooms.
