Before you say 'you should have the money to get into a contract' I normally wouldn't be in this situation but I've just closed on a property that was all cash 2 weeks ago and a friend calls me on a property that's truly an amazing deal that I want to get into contract (has stable tenants renewing contracts above market, I can get for under market).

All comps must have Days on Market data with them for each comp cited5.

If the seller mentioned that the HUD loans have no interest or monthly payments, this might be accurate for certain specialized HUD programs or subsidies.

Our partner, Ron Rowan, found the property through targeted local outreach and direct communication with the seller.

I will be making another purchase by June of next year, so there is plenty of time to find my perfect market. 

Next week another duplex, I got with seller financing, zero down, 500 a month, total expenses 900- 1k, rent will be 1800- 2k..

I was thinking about hiring a marketing specialist to get me started but I'm not sure if that would be the most cost effective method for someone beginning their real estate career.Based on your experience, do you think that having a specialist from the beginning would be beneficial or do you think I can get by on my own in the beginning?
