In the area that I am in most of the builders have spec homes and a list of homes 60-90 days out so you can still do some selections.

It really depends on how long the permitting process is going to take for what you plan to do.I have been involved with projects where the property didn't close until after all permits were obtained, the plans had already been sent out for bids and the contractor had been selected.
