Really looking for a source or maybe course that will explain off market lead generation, seller finance structuring and contract setup etc. 

The business was very tough as far as generating new business, but that's another story.Now, I've moved to a new position with a commercial general ccontractor and am on salary.

I was curious how some of you have found creative ways to generate additional revenue from your guests while they're staying at the property?

The down payment for all of these has came from a HELOC on our primary, all the money that is generated from any of the rentals goes back into paying that down. 

They basically want you to prove you can make some income before they count a property as a generator instead of simply an expense.

The single family house, two-bedroom apartment and efficiency unit should generate $3000/month in rental income, while the PITI would be $1500/month. 

I guess I can wait a few more years, generating more money sounds appealing to me.

DSCR loans look at the rental income the property generates and not the personal income. 

I've had several local referrals that didn't pan out, the search here on BP returned no one, can anyone out there refer someone before I just start randomly calling/emailing architects in the local directory? 

We choose deliberately not randomly.
