a deal that cashflows negatively $400 now could also turn against you as rents decrease now that we are in a rent bubble. a $400 loss could be an $800 loss soon and not only are you bleeding cash then but your valuation will also plummet. we are in a unique market that isn't sustainable long term.. 

Not suprising that both of my appraisals came in between $195k-200k.As I'm trying to estimate the appraisal value for duplex #3, I've noticed a few brick ranch houses that have sold for much higher ~$289k. 

When I looked at the rent roll, I noticed that about 30 units had moved in over the past 12 months; a 50% turn-over of the tenant base.

But, what I am noticing in my area, the urban population does not want to move to the suburbs, even those that have the means. 

Their current lease will transfer during sale... then give them notice they'll need to vacate.

The things that I've notice in my local area is the "D" neighborhoods that start to see business's investing in the area are the one that turn around.

I noticed they paid $385K for it in 2012, estimated their mortgage payment, and made an offer that would put money in the pocket plus alleviate #10-12K of mortgage payments during THEIR slow season.

I have noticed as my wife and I have gotten more successful that friends have expressed less interest in seeing us, talking to us, etc.

Can I purchase the property and give him notice (90 days) to move out OR do I have to honor his current agreement and wait until his lease is up next August?

In low priced REO sales, I have noticed selling agents don't really care to show them.
