@Vlad Denisov there is a reason $100+ million dollar work house multifamily funds are being created bc of the long term demand for this asset class.Sure the recession will cause values to dip but follow the cardinal rules and I still believe strongly in this commercial size multifamily B and C class asset 1.

He was 1) Ticketed for domestic disturbance, 2) Has harassed the tenants upstairs for making too much noise [they are now moving out], 3) Was 30 days late on March rent due to the government shutdown [was able to get rent assistance from the County], 4) Smokes in the house [though I have no way to prove it], and 5) Told me in December that he needed to terminate his lease early because of the noise upstairs, but hasn’t been able to find a new place for the last 4 months.

I worked out a deal as mentioned above, of leasing out 5 rentals and doing Vacation Rental out of them.Little background first.We currently have 8 vacation rentals up and running here in Manasota Key Englewood Florida 2 quadplex units, we are finishing up rehab on a 5 plex, just purchased a 6 plex ( purchased owner financing) that we will be rehabbing this year to have ready for next season January thru March 2020, with will give us 19 units, that are already booked for the 2020 season.be more than happy to explain how we obtained 19 units in a 3 year time frame.But back to the leasing of 5 unitsGentleman down the street sees how we have been renovating our above properties, show him how we are furnishing them and renting them out as Vacation Rentals and doing very well.Neighbor has 7 plex, was only interested in doing annual rentals here on Manasota Key (does not want to be bothered with Vacation Rentals.

@Leatha Williams yes that’s correct and most likely it’ll actually be shortly over 2 years because they’ll want to see your income on your tax returns.So you’ll need 2019 and 2020 tax returns, which you likely won’t have until February or March 2021.
