They auto list on all major rental sites, they provide tenant screening, payments online, communication via the software, insurance, etc.

Section 8 can be reliable in that you are mostly paid not by the tenant and on time, but they come, most of the time, with more tenant issues and low appreciation.

Hi Eyong, I would imagine the tenants won't have an issue signing a yearly lease.

Population is growing aggressively and jobs are moving here especially with major employers like Intel, Google, Amazon, Nationwide, etc.

I wouldn't see an issue with this one, as long as there is a clean title should be a pretty simple process.

But in general, with rates the way they are, it's a break even at best type of market right now.That said, like you seem to have a feel for, appreciation is where the majority of wealth is built in real estate.

I prefer they mail a check and they do 90% of the time but if they really push the issue I use the previously mentioned methods. 

We are looking for houses that are real rough and need pretty much everything but I'm staying away from homes with major structural issues which I have run into quite a bit so far.

A few issues every now and then but works fine 99.9% of the time.
