The only time I have been able to find below market deals on MLS was when the local real estate market had cratered and there was tremendous supply and little demand.

Other consideration that we've found critical is housekeeping and local handyman. 

If this is a local bank that is going to portfolio this loan, they will most likely assume some min line usage/payment and use that in DTI.

I work full time at a local Chip( hint people think i work at Stadium) company as an Telecom engineer for last  20 years and still love the work i do and hopefully they don't fire me.

He is local and will be fulfilling landlord duties.

I know someone looking into Nexus Lexus but with no solution yet.FCI, is a loan servicer that works with a local insurance broker and says they will notify you quickly if any policy is canceled (???).

But I also want to add that I would speak to a local agent or even an attorney if you have questions, in case I am wrong, which happens often enough.

@Casey Hampton your local Housing Commissions should have websites that you can use to educate yourself.If you want someone to spoon-feed you, there are several S8 "gurus" that will charge you to basically summarize what you can learn on your own.
