Sheetrock, all new kitchen appliances  (salt water in everything)  new oak floors, etc. etc.  

The major change we made in this house was opening up the walls and headers between the living room, dining room, and kitchen area.

One will be trashed, its my worst one, another was not finished when folks moved in and I have to gut the kitchen including flooring due to a water leak in a wall, the other is paint , faucets, and some serious cleaning.

Bathroom and kitchen dirty, and a large "repaired" hole in the living room wall.

I'm going to do another Ohio deal where I'm struggling on which way to go with the kitchen design. 

Vinyl click-lock style goes into kitchens and bathrooms (looks better and is higher quality to sheet vinyl).Higher end properties get hardwoods or bamboo throughout and tile in the kitchen and baths.All options are more expensive than carpets...but you will replace the carpets almost every time you change tenants.

Ours were gas lights of old & were also piped into the center plaster medallions of both the living & dining rooms but were similarly positioned on the walls in the kitchens & the entrance foyer.

Replace the flooring in the kitchen. (2k?)

I am looking at a 100 year old duplex that is in pretty good shape with a good location.The building has lots of updates, hardy plank siding, new roof, split utilities, updated kitchens & baths, all appliances included etc.
