The MFD deals you are talking about are from large institutional investors with a WACC in the 5% range or so I am guessing.

I know you're not supposed to take age into consideration on a rental application, but I would be much more lenient with a 22-year-old guy when he had this problem when he was in his teens versus a middle-aged guy that is participating in these type of shenanigans!

It would be great to get participation up again.

I don't know Greg but, the way I see it is that you buy the Home Runs for your own account, you sell the rest to the institutions and your other buyers.

If the individual smaller investor gets squeezed out by the restriction, then they give themselves a perfect reason to sell big peices of their REO portfolio to institutions.

If I had too or decided to participate in a program like this, I believe I would not allow anyone with a criminal history.

You will need the home owner's participation though.
