Conceptually, I think I understand what's involved; but the nuts-and-bolts and the nitty-gritty are foreign to me.Looking, then, for a mentor who can help me learn the ropes, identify legal forms and systems, private lenders and buyers, et. al.Looks like wholesaling is the best and most practicable place to begin since it doesn't require a huge upfront investment, but honestly, I'm not sure exactly where to start.

On the other hand, responsible people with equity in their home were stuck with higher interest rates due to inability to refinance (and get the same lower rate honestly).Whatever investing you decide to do, consult with an attorney and/or CPA on protecting your assets in case a deal goes south.

Honestly I already have lined up a realtor to rent it for me, and also a crew to go in and redo the kitchen.In my lease expiration notice I mentioned he does NOT need to pay last month's rent, and I still have his security deposit and would send it to his new address after deducting damages if any, and scheduled a walk through inspection on the last day 6pm and that I expect the place to be cleaned, free of debris and trash and personal possession blah blah blah.Then suddenly this month I got a check on the 10th, when I didn't expect it, with late fee already included.
