When you can, jump in the pool and test the water.A little caution with that water, as unless you have a good idea what's under that surface, going head first is not the choice I would make.Just don't expect to get in the water and jump out clean and dry the first time.

Like wouldn't my cash flow need to be pretty healthy to cover me if rents/prices start to drop - does anyone have any experience of this they could share that would be so helpful!

This may force attrition or get them acting more in line with where you see the area going.And the faster you can get the exteriors of all the buildings cleaned up and looking nice, the better.
